We find and screen the owner
Owners reach us from county-record outreach and our inbound screen. We confirm intent, timeline, price expectations and condition before anyone calls you.

You get an offer, not a surprise
We email a private link with the lead packet: property, owner situation, screen answers and the fee tier. Accept or decline from the link — no account needed.

Your broker signs the referral agreement
The agreement is broker to broker and names both brokerages. Nothing changes hands until your broker signs.

You work it, we track it
Update the status from the same link: contacted, appointment, listed or under contract, closed. We nudge by email when a referral goes quiet.

The fee is paid at closing
Your broker pays our broker the agreed percentage of your side's commission after the deal funds. No closing, no fee.
TREC-compliant by design
- Referral fees are paid only between licensed brokers. Our broker invoices your sponsoring broker; no money goes to or from an individual agent.
- You must hold an active TREC license sponsored by a broker. We check every license and sponsorship on the TREC public record before the first referral.
- Every referral has a written agreement naming both brokers, the property or client, and the fee percentage.
- The fee is a share of your side's commission, set before you accept. The client never pays it and never pays more because of it.
- We never ask you to share commission with an unlicensed person, and we never text or call your clients for you.

What does the referral fee cost me?
25% of your side's commission for a qualified lead, 35% when we book the appointment for you. It is paid broker to broker at closing; nothing is due on a deal that does not close.
Who can join?
Any agent or broker with an active Texas license, sponsored by a broker, who serves at least one of the 13 DFW counties. Your broker signs the referral agreement.
Where do the leads come from?
From our county-record data and our own outreach to owners. Owners who respond are screened before we offer them to a partner.
Do I have to accept every referral?
No. Each referral is offered with its packet and fee tier; you accept or decline. Declining has no cost.
Do I need a subscription?
No. Partners work referrals from a private link. Farm lists and the lead search are there if you want them, starting free.
