Assumable Mortgage Leads in Dallas–Fort Worth
71,462 assumable mortgage leads available across DFW
With 30-year rates near 7%, the cheapest money in Dallas–Fort Worth is a loan somebody already has. FHA, VA and USDA mortgages are assumable: a qualified buyer can take over the seller's rate and balance instead of borrowing at market, which turns a 3–5% loan into the strongest selling point the house has. SmartPropLeads estimates each owner's loan from the deed of trust recorded at the county clerk, the MLS closed sale and the public HMDA mortgage record for that census tract, lender and loan size, drops loans the owner has since refinanced away, and flags the government-backed loans sitting at least 1.5 points under this week's 30-year average prime offer rate (FFIEC APOR).

Assumable Mortgage leads — FAQ
What is an assumable mortgage?
A loan the buyer can take over from the seller — same rate, same remaining balance, same term. FHA, VA and USDA loans are assumable with lender approval; most conventional loans are not. The buyer pays the seller's equity in cash or with a second loan.
How do you know the owner's interest rate?
We match the owner's MLS closed sale to the public HMDA record lenders file for every mortgage — by census tract, loan type, property value, lender and loan size. Where one record matches, that is the reported rate; where several do, we use their median and say so. Each lead shows which it is.
Why are assumable loans good leads?
An owner with a low-rate assumable loan can sell to a buyer who could not afford today's payment, often at a better price — and investors can take over the loan subject to the existing financing. It is the rare lead where the financing, not the discount, makes the deal.
What if the owner refinanced?
We read the county clerk's deed records back to 2016. When an owner took out a new loan and the old one was released, the lead carries the new loan instead — a refinance into a conventional loan is no longer assumable and drops off the list. A refinance we could not see is still possible, so confirm the loan with the owner before you structure an offer.
