The person behind SmartPropLeads
I’m Konda Nallapati, a licensed Texas real estate agent in Dallas–Fort Worth (Texas Real Estate License #816771). Before real estate I spent 15+ years in software and data engineering. SmartPropLeads is the tool I built because I needed off-market seller leads I could stand behind — and I still build and run it myself.
Why this exists
Every “motivated seller” list I bought as an investor was either a guess dressed up as a score or a national database resold with a Texas filter. The facts that actually predict a sale — a notice of trustee sale, a probate filing, a tax bill two years behind, an owner who never borrowed against the house — are public record. They are just scattered across 15+ clerk portals, appraisal exports, court dockets and tax rolls that were never meant to be read together.
So I built the pipeline that reads them together, matches every record to its parcel and owner, and ranks the owners by how likely they are to sell. A flag on a card points at the record that produced it. If the record isn’t there, neither is the flag.

Owner, mailing address, values, exemptions and improvements for every parcel, reloaded as each appraisal district publishes.

Deeds, deeds of trust, releases, liens, lis pendens and trustee-sale notices, matched to the parcel and the owner's finance history.
Days from recording to your feed, measured →Courts and tax offices
Probate, divorce, eviction and tax-suit filings from the counties' own portals under their data licences, plus delinquent tax rolls from the tax offices.
What it is not
No MLS data, no scraped listing sites, no resold national database. If a flag says a lien exists, there is a recorded instrument behind it — and the card tells you whether a signal is verified by a document or inferred from the history.
How I work
- Replies reach me. Every email from the product comes from a person and the reply-to is mine. Tell me a county is thin or a flag is wrong and I look at the data myself, usually the same day.
- Counts are honest. The home page and every county page show live counts from the warehouse, and freshness is measured weekly, not promised.
- Free means free. Searching, filtering and the comps tools need no card. You pay for skip traces, postcards and the Pro limits, and you can cancel from the account page.
- I show my work. The video guides and the YouTube channel walk through the product step by step.
