Who Owns DFW? LLC Landlords, Trusts and Wall Street, by the Numbers

Of 2,557,702 residential parcels across 15 North Texas counties, 13.5% are owned by something other than a person — an LLC, a trust, a partnership, a corporation, a builder, a bank or a public body. LLCs alone hold 138,301 homes, 5.4% of the housing stock, as of October 23, 2026.

That number surprises people in both directions. Investors who assume "everything is an LLC now" find that more than four in five homes still sit in a person's name. Homeowners who assume LLCs are rare find them on nearly every street. Here is what the appraisal rolls actually say, and why it matters when you are building a list.

The ownership mix

Every parcel with a building on it that is not commercial, classified by the name on the roll:

Owner type Parcels Share of residential Distinct owners Mails from out of state
Individual 2,211,903 86.5% 1,954,344 1.6%
LLC 138,301 5.4% 47,864 24.8%
Trust / estate 136,354 5.3% 107,454 6%
Builder 26,761 1% 3,814 6.8%
LP / LTD 20,960 0.8% 4,732 34%
Corporation 10,682 0.4% 4,325 11.7%
Bank / lender 1,651 0.1% 648 35%
Government 2,627 0.1% 676 4.6%
Church / nonprofit / HOA 4,124 0.2% 2,856 2.5%

Two things stand out. Trusts slightly outnumber LLCs, and they are a completely different population. And out-of-state mail is concentrated in the LLC, partnership and bank columns; individuals and trusts overwhelmingly mail to a Texas address.

Trusts are mostly homeowners, not investors

66.6% of trust-owned homes carry a homestead exemption. Those are families who put the house they live in into a living trust for estate planning. The owner is home; the trust is paperwork. Only 6% of trust-owned parcels mail out of state.

If you filter "entity-owned" and expect landlords, trusts will flood your list with owner-occupants who are not selling. Treat a homesteaded trust as an individual owner, because it is one.

LLC ownership is concentrated at the top

47,864 distinct LLC names hold 138,301 homes. The distribution is steep:

Portfolio size (residential parcels) LLCs
1 32,992
2 to 4 10,891
5 to 9 2,482
10 to 49 1,258
50 or more 241

The 241 LLCs with fifty or more homes hold 28.4% of all LLC-owned parcels. Add the 1,258 with ten to forty-nine and that share rises to 44.9%. The long tail of single-house LLCs is real and large, but nearly half of LLC-held housing belongs to a few hundred operators, and that is where the portfolios worth tracking live.

Two shapes in the LLC column deserve their own mention. 8,237 parcels sit in series LLCs, where each house is its own legal cell under one parent. And 4,937 LLC-owned parcels still carry a homestead exemption, which Texas does not grant to a company. Those are homes that moved from a person to their LLC with the exemption never updated, and each one tells you who the person is.

Wall Street's share

Institutional single-family-rental operators and their securitized pools own 23,440 residential parcels in these counties, 0.9% of the housing stock and 6.8% of everything entity-owned, under 383 distinct vehicle names.

That is a smaller share of the whole than the headlines suggest, but a large share of the out-of-state column. When an LLC mails to Arizona, California or Utah and owns hundreds of DFW homes, it is a fund's asset manager. There is no person to reach, and the disposition decision is made on a spreadsheet in another state. We tag those separately so you can exclude them from a mailing list, or target them when a fund is selling down.

Where the out-of-state owners are

The entity-owned parcels that mail outside Texas cluster in a handful of states:

Mailing state Entity-owned parcels Of which LLC
CA 16,417 10,737
AZ 5,881 3,347
UT 4,805 3,894
GA 4,037 1,158
FL 3,280 1,877

County by county

Wise 36,976 1,402 3.8% 4,604 12.5%
Fannin 17,561 1,223 7% 2,792 15.9%

The LLC share is remarkably even, within a few points across urban and rural counties. What changes by county is who the LLCs are. Institutional vehicles hold 10,096 parcels in Tarrant, 4,061 in Dallas and 2,849 in Denton, against 18 in Grayson and 6 in Fannin. In the outer counties the LLC column is local owners.

What this means for your list

Filter by owner type, not by "entity". The Owner Type filter on every search now separates LLC, trust, LP/LTD, corporation, builder, bank, government and nonprofit. A homesteaded trust is an owner-occupant. A builder is inventory. A bank is REO. Only LLCs, partnerships and corporations are landlords in the sense you mean.

Exclude institutional landlords when you mail. The "Institutional landlord" tag marks known single-family-rental operators, their securitized pools and any entity with 100 or more parcels in one county. A postcard to a fund's PO box is a wasted stamp. Turn the tag on when a fund is selling down and you want to be the buyer.

Look at the mailbox before you look at the name. Most small LLCs in North Texas mail to a house. Every property dossier now shows every other owner, LLC or person, that mails to the same address, so a landlord who runs four LLCs from their kitchen table appears as one portfolio. Where the mailing address is a registered agent or a management office shared by dozens of companies, the dossier says so instead of guessing.

Check the registered entity. For LLC, corporation and partnership owners, the dossier now shows what the state's franchise-tax registry says: Texas or out-of-state formation, the year it was formed, whether it is in good standing or forfeited, whether it files from the same mailbox the appraisal roll uses, and, where the state filing names them, the people behind it. A one-house LLC formed last year whose manager files from a home address is a very different lead from a Delaware entity formed a decade ago that files through an agent.

Frequently asked questions

What percentage of DFW homes are owned by LLCs?

5.4% of residential parcels across 15 North Texas counties are owned by an LLC, as of October 23, 2026. Including trusts, partnerships, corporations, builders, banks and public bodies, 13.5% are owned by something other than a person.

How much of DFW housing do institutional investors own?

Known single-family-rental operators and their securitized pools own 23,440 residential parcels, 0.9% of the housing stock in these counties. That is concentrated in Dallas and Tarrant and in the out-of-state mailing column.

Can you find out who is behind an LLC that owns a property in Texas?

Often, from public records. Texas requires every LLC, corporation and limited partnership doing business in the state to file with the Comptroller, and that registry shows the legal name, formation date, standing and filing address. Most small LLCs also mail their tax bills to the operator's home, which the appraisal roll records. Where an LLC is formed out of state and uses a registered agent, the trail is shorter. Our dossiers show what the public record supports and say when it does not.

Are trust-owned homes good leads?

Usually not, on their own. About 66.6% of trust-owned homes are homesteaded, meaning the family lives there and set up a living trust for estate planning. The non-homestead minority, especially trusts mailing out of state, behave like any other absentee owner.
